Tenant Information

Fees

There is no fee payable to Galway Property Management by prospective tenants for our services

 

PRTB

Every lease is registered with the Private Residential Tenancies Board. The fee for registration is borne by the property owner.

 

Viewings

Please contact a member of our letting team on 091-531500 to arrange a viewing. Alternatively email info@galwaypm.com to arrange a viewing. A member of the letting team will meet you at the property and conduct a viewing of the property

 

Security Deposit

In general the required security deposit is the equivalent of one months rent. Some property owners may require additional amounts for a security deposit. The security deposit secures the property subject to landlord approval and reference checks.

The deposit is refundable at the end of the lease. Money will be deducted from the deposit to pay any outstanding utility bills and to repair any damage caused to the property during the tenancy.

 

Utility Bills

All utility bills will be transferred into the tenant’s name on occupation. Reconnection costs such as cable TV and telephone are borne by the tenants. The TV license is the responsibility of the tenants.

 

Stamp Duty

Stamp Duty is payable by the tenant on a Lease Agreement where the annual rent exceeds €19046 and is calculated at 1% of the total rent plus €12.70 stamping charge.

 

Repairs & Maintenance

If the property is managed by Galway Property Management, all repair and maintenance issues must be reported to the office.

 

Inspections

Galway Property Management will conduct periodic inspections on all properties. Tenants will be given adequate notice in writing regarding inspections.

Galway Property Management is a leading Property Agents in Ireland. We offer a very professional and efficient service for the full management and for the letting of properties located all round Galway city and its environs.

The full management service includes the following

  • A free rental valuation and assessment of the property.
  • Advertising of the property on Daft .ie.
  • Arrangement of all possible viewings of the property by appointment.
  • Ensure that the potential tenants are thoroughly vetted through previous landlord /employment references.
  • Registration of the property with the PRTB.
  • Collection of one months rent in advance and a security deposit.
  • All tenants are required to sign a lease. Special conditions may be added to the lease and both parties sign the lease.
  • We supply a full inventory to the tenants at the commencement of the lease and this is then verified on check out.
  • Utility bills are transferred to the tenants' names with immediate effect.
  • Galway Property Management has excellent experience in the area of property maintenance and has built relationships with contractors who offer professional service at a value for money price.
  • Cable television and landline phone may be reconnected by the tenants at their own expense and in their own name
  • All rents paid to G.P.M. are forwarded to the landlord on a monthly basis after deduction of our management fee and any other expenses incurred, e.g. general repairs.
  • A detailed Management Statement is posted to the landlord each month.
  • We will follow up on any late rent payments, four working days after rent is due.
  • Galway Property Management is the tenant’s point of contact should any problems arise.
  • We offer an emergency call out service for situations out of normal hours.
  • Our maintenance division will source relevant contractors and schedule any maintenance work to be carried out.
  • Garden / outdoor maintenance is the landlords' responsibility, but can be arranged by Galway Property Management if so required.
  • The landlord is consulted on any major or unusual maintenance issues.
  • Regular inspections are carried out on the property to ensure all is in proper order.
  • Upon lease termination or checkout we will inspect the property. Any damage caused by the tenants, will be deducted from the security deposit. Any repairs are carried out as quickly as possible in order to put the property back onto the rental market.
  • Landlords are consulted if we feel that the property needs any painting or refurbishment.
  • If refuse charges are to be paid by the tenant, these will be added on to the rent charged to the tenants

Our let only service includes the following
